One part of the Primary market is still moving much faster
These numbers cover the three months ending August 31, 2026. That period matters because it is the most recent full count of what actually closed.
The one fact that changes what you should do: where you live inside this market matters more than the market overall. The Real Estate Data Aggregator counted 813 homes sold across ZIPs 29492, 29464 and 29466 together. That is up 22.4% from a year ago. But the speed of those sales is very different by ZIP code.
ZIP 29464 is the fastest of the three
The Real Estate Data Aggregator found that 42% of homes in ZIP 29464 went under contract within two weeks of listing. That share rose 1.6 points from a year ago. The median time on market there was 60 days. Buyers in 29464 may need to move with less room to wait.
The Real Estate Data Aggregator counted 285 homes sold in ZIP 29464, up 23.9% from a year ago. Pending sales there rose 20.2% to 274. That pipeline stays full.
ZIP 29466 is in the middle
The Real Estate Data Aggregator found that 33.5% of homes in ZIP 29466 went under contract within two weeks. That share fell 2.8 points from a year ago. The median days on market was 70. Homes sold held flat at 302, unchanged from a year ago. Sellers here have a little more time, but not a lot.
ZIP 29492 has the slowest two-week rate but the strongest price gain
The Real Estate Data Aggregator found that 34.7% of homes in ZIP 29492 went under contract within two weeks. That share fell 4.4 points from a year ago. The median days on market was 78, which is 13 days longer than a year ago. Still, the median sale price rose 13.7% to $995,000. Sellers here are getting more money, but they are waiting longer for it.
How the three ZIP codes compare on speed
The wider picture: more listings, higher rates
Nationally, Realtor.com reported that active listings are up 6.7% from a year ago, the fastest pace since February. The Primary market added new listings too. The Real Estate Data Aggregator counted 725 new listings across all three ZIP codes, up 6.5% from a year ago.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost for buyers. It slows some decisions. It does not stop them here, but it does shape what buyers can offer.
The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. The Primary market sits well below that. The Real Estate Data Aggregator showed 3.2 months in 29464, and 2.8 months each in 29466 and 29492.
