Sales rose faster than listings across the Primary market
The one number that changes what you should do: sales in the Primary market rose 22.4%, while inventory rose only 5.5%. Demand grew faster than supply. That matters whether you are buying or selling right now.
The Real Estate Data Aggregator counted 813 homes sold across ZIP codes 29492, 29464 and 29466 in the three months ending August 31, 2026. That is up 22.4% from the same months of 2025. Sales grew more than three times faster than the number of homes on the market.
For context, the National Association of Realtors put U.S. months of supply at 4.9 months. That is the highest level in over ten years nationally. The Primary market was tighter than that. So what buyers face here is different from what the national headlines describe.

Not every ZIP moved the same way. The Real Estate Data Aggregator shows three different stories side by side.

ZIP 29492: sales jumped, prices followed
The Real Estate Data Aggregator counted 226 homes sold in ZIP 29492, up 71.2% from a year before. The median sale price rose to $995,000, up 13.7%. Pending sales jumped 45.1%. Homes still took a median of 78 days to sell, 13 days longer than last year. Not every home moved fast, but the ones that sold closed at 98.4% of list price on average.
In ZIP 29492, the Real Estate Data Aggregator found that 34.7% of homes went under contract within two weeks of listing. That share slipped 4.4 points from a year before. So some homes took longer, but demand overall was clearly stronger.
ZIP 29464: the quickest ZIP in the market
The Real Estate Data Aggregator counted 285 homes sold in ZIP 29464, up 23.9%. The median sale price was $999,950, up 3.4%. Homes here sold in a median of 60 days, the fastest of the three ZIP codes. Pending sales rose 20.2%. And 42% of homes went under contract within two weeks, up 1.6 points from last year.
The sale-to-list ratio in ZIP 29464 slipped 0.5 points to 97.1%. A small dip, but sellers were still getting very close to their asking price. Nearly 1 in 10 homes sold above list.
ZIP 29466: steady sales, tighter supply
The Real Estate Data Aggregator counted 302 homes sold in ZIP 29466, unchanged from a year before. The median sale price was $900,000, up just 0.3%. Prices held, but barely moved. What did move: inventory fell 9% and new listings dropped 5.7%. Supply got tighter even as sales held flat.
In ZIP 29466, 33.5% of homes went under contract within two weeks. That share fell 2.8 points from last year. Not every home sold fast. But with only 2.8 months of supply, buyers still had limited choices.
Rates are adding pressure for buyers
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. CNBC reported that week that rates hit their highest level in three years, above 7.5%. That is a real cost for anyone financing a purchase here.
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Year to date, though, they were up 1.6%. The Primary market outpaced both of those moves.
What this means for you
Sales grew more than three times faster than inventory here. That is the story in one line. Buyers had a few more homes to look at, but sellers still had real demand behind them. Prices held near or above $900,000 in every ZIP code.
One honest note: days on market rose in all three ZIP codes. Not every home sold quickly. Price and condition still matter a lot.
