Sales rose faster than listings across the Primary market
Demand is outrunning supply here. That one fact shapes everything else in this market right now.
Freddie Mac put the average 30-year fixed rate at 7.40% on October 15, 2026. That is a real cost. Even so, buyers kept moving.
The Real Estate Data Aggregator counted 813 homes sold in the Primary market in the three months ending August 31, 2026. That is up 22.4% from the same months of 2025. New listings came in at 725, up just 6.5%. More homes are changing hands than fresh supply can replace.
The National Association of Realtors reported that existing-home prices rose 1.3% nationally in September 2026. Inventory nationally reached 1.60 million homes that same month. The Primary market is moving faster than that national picture suggests.
Pending sales are a forward signal. The Real Estate Data Aggregator counted 739 pending sales across the Primary market, up 15.1% year over year. Buyers are still writing contracts.
How each ZIP code read
The three ZIP codes that make up this market did not all move the same way. Here is what the Real Estate Data Aggregator found for each one.
| 29492 | 29464 | 29466 | |
|---|---|---|---|
| Homes sold | 226 | 285 | 302 |
| Change in sales | +71.2% | +23.9% | unchanged |
| Median sale price | $995,000 | $999,950 | $900,000 |
| Median days on market | 78 | 60 | 70 |
| Months of supply | 2.8 | 3.2 | 2.8 |
| New listings | 172 | 288 | 265 |
ZIP 29492 had the sharpest jump in sales, up 71.2% year over year per the Real Estate Data Aggregator. Its median sale price reached $995,000, up 13.7%. Homes there took a median 78 days to sell, which is 13 days longer than a year ago. Not every home sold fast, but prices moved up.
ZIP 29464 showed a median sale price of $999,950, up 3.4%, according to the Real Estate Data Aggregator. Homes sold in a median 60 days, the quickest of the three ZIPs. About 42% of homes went under contract within two weeks of listing. That share rose 1.6 points year over year.
ZIP 29466 had 302 homes sold, the most of any ZIP, per the Real Estate Data Aggregator. Sales were unchanged from a year ago. The median price edged up just 0.3%, to $900,000. Homes for sale fell 9% year over year, so buyers there had fewer choices.
What the rate means in plain terms
Freddie Mac reported a 15-year fixed rate of 6.71% on October 15, 2026. Some buyers use that shorter loan to lower their total interest cost. Either way, rates are not low. Yet 813 sales still closed here in three months.
The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026. The Primary market's pace, relative to its size, is running well ahead of that national trend.
Pending sales in ZIP 29492 jumped 45.1% year over year, the Real Estate Data Aggregator shows. That suggests the sales surge there has more room to run. ZIP 29466 pending sales dipped 3.2%, a small sign of softening to watch.
- Sales across the Primary market rose 22.4% in the three months ending August 31, 2026, while new listings grew only 6.5%.
- Demand is outpacing fresh supply.
- Rates are high at 7.40%, but buyers are still closing.
- Each ZIP has its own story: 29492 saw the biggest sales jump, 29464 sold fastest, and 29466 had the most volume.
One street can read very differently from the whole ZIP code. A block near a park, a newer section of a neighborhood, or a street with a different school zone can shift the numbers. The ZIP totals above are the starting point, not the full answer.
